Martin Farrell House
Preservation of Affordable Housing
The Martin Farrell House is an existing 100% affordable housing project located in the Chicago neighborhood of Woodlawn. The property, built in 1991, consists of one five-story elevator building with 59 studio and one-bedroom apartments for seniors and the disabled.
GMA is providing preconstruction and general contractor services to undertake a moderate rehab of Farrell House that will prioritize energy efficiency interventions, accessibility upgrades, and HVAC repairs and upgrades, including new air conditioners, new ERV, new domestic water booster pump, new thermostatic radiator valves, and one new boiler. In-unit improvements will focus on kitchens and bathrooms, where flooring, cabinets, and appliance will be replaced. The rehab will also include modernization of corridors and common areas, including the property’s ample community spaces.
CFTC Consolidation Project at Metcalfe Federal building
General Services Administration
GMA has been selected to complete this exciting renovation project for the U.S. General Services Administration. The approximately $4.7 million project includes consolidation of the CFTC office into federally owned spaced designed and constructed on the 7th and 8th floors of the Metcalfe Federal Building. The scope of work includes demolition and interior build-out of the 27,881 SF space, as well as some minor modifications to existing meeting rooms and a storage closets at the GSA Conference Center on the third floor (AV scope). Successful delivery of this project is imperative as the GSA has more than $100 million in work planned at this building to be heavily phased over the next six years.
National public housing museum
The National Public Housing Museum will occupy the last building remaining from the historic Jane Addams Homes in Chicago’s University Village neighborhood. The original three and a half story building was built in 1936 and has been vacant since 2002. It will be renovated and expanded to house recreated exhibition apartments, galleries, public programming areas and offices for the museum and related programs. The museum will occupy the southern and western wings of the building (25,000 SF) while the northern wing of the building (16,000 SF) will be developed simultaneously under separate contract into walk-up style apartments.
The NPHM is a cultural-research institution and a historic site dedicated to telling the stories of public housing in America. The mission of the organization is to preserve, promote, propel the right of all Americans to place where they can live and prosper-a place to call home.
